When I went to college the landlord we had made us sign the lease for the entire year, and it was still cheaper than paying for the rooming on campus... Anyway, with college students you have to be careful and make sure you take the max security deposit you can... If you have students like me and my friends, you are going to need the full sec deposit...
One additional hint. Make them show up with their parents for the walk through. Make the parents sign a guarantee. Try to stay away from kids who show symptoms of Trust Fund Disease.
