Renter Discount For Good Credit. Legal?

I am trying to sift the tenant pool in my location to bring the quality ones to the top. Getting tired of midnight movers.

Would it be legal to advertise that tenants get a $25 discount if they pay before the first of the month, or if they agree to have automated payments taken from their bank account.

You get rid of the midnight movers by keeping your place nice and screening your tenants. I have a thorough application and I check it thoroughly. Run a criminal history, evicition report, credit report, and i am like Columbo in verifying their previous rental history.

You sure can, as Brenda suggested, criminal, small claims, sexual predator checks are mandatory. I offer a $25 discount on a lot of my units if they pay before the 1st (course they still pay late and the extra $25)
