Is there a way of passing the cost to the tenents if you know that the tenent caused the problem of breakdown. IE: equipment breakdown due to improper usage. Anything i can do to minimize the repair calls? Especially when i am a absentee landlord. Thank you.

    If your lease specifies that tenants are responsible for the costs of repairs attributed to abuse or misuse, then you collect a reimbursement for the repair bill.

    Your property manager should be on top of the mechanisms and procedures that may be employed in your area.

    Some times it's easy to determine who caused the problem-other times it's not.

    If the damage was tenant's neglect/fault, then they should pay. Many times if it's their fault, they'll leave it unrepaired. It's cheaper that way for them.

    I provide my tenants with a homeowner's insurance policy. If a repairs need to be done the service call to them is nominal $35/$45.

    Who offers the home owners insurance? Does it mean that the tenents pay a deductable and the insurance company sends someone out to fix the problem? I am unclear about this type of insurance, please clarify.

    Home Warranty Policy.

    I'm not sure that I can give names on this site.

    Call up a Real Estate Company. They have lists & brochures of national home warranty companies with 800 telephone numbers.

    It's quite common for a new purchaser to get a one year policy from the seller.

    These companies also sell a tenant's home warranty policy.
