I am currently looking into two properties owned by one person. He is in the preforclosure state. He last paid his mortgage July of last year. Interest only. He owns two other properties in another city. He says he is refinancing the properties in foreclosure but would be interested in selling as is. I am wondering if he can refinance or if he is selling me a line of ****. Also, how do you call him out if he is and get this deal done. It is a good area and nice deal. Any help would be great. Thanks. P.S. Is there any government offices that tell exactly what is owed and what the value is of the properties.

    If one hires a company to do this, does anyone know what other services are typically included in a service contract by a HVAC technician.

    I have a schedule set up for every three months. I send a letter informing the tenant, on what day we will be coming in to change their filter.

    I have installed labels on our units, so that the maintenance tech can intial and date the time of change.

    That way I know that they are getting changed out. And also, it allows us to see the condition of the place.

    Contract a handyman to provide maintenance to your units. ie; change A/C filters, replace leaky faucets and flush valves, replace light bulbs, change locks, paint, patch, etc.
    It is easier if a maintenance schedule of all the work that has been done or is sceduled to be done on each unit.
