Rental Ad Timing

d_random profile photo

What time during the month do you find that people start looking for an apartment in earnest? I would think it would be the last two weeks in the month, or maybe the last week. What is your experience?

Also, what is the best day to post an ad? I have found that I get the most responses on Sunday and Monday. I mostly post ads just on Craigslist.

1 week before the end of the month looks like the eviction are coming up. <1 week of the end of the month seems like it is a legit person needing to find a unit.

Sundays in the paper has worked for us all the time.

Greensboro is getting as bad as Raleigh. Maybe worse... per capitawink Treat CL as you would your website and put in searchable keywords that CL users will search on. And yes, like finniganps, just post as soon as you know the unit is going to be available. I have developed 3 different ads for a few different properties, so that I can cover certain keywords to appeal to different types of target clients. Track activity via their anonymous email and/or google analytics.

Greensboro is in the crapper, 10% vacancy!!!!![ Edited by d_random on Date 06/26/2008 ]

Why is the vacancy rate so hihg in these areas?

Part of the problem in greensboro is that people keep building rental housing even though the vacancy rate is so high.
