Rent Loss And Eviction

The tenants in my rental has owed me $2200 worth of two months' rent and late fees. I'm supposed to start the eviction 7/7. My tenants are a young couple and their mother.

The mother had a job and she is very concerned about her credit and she is a very nice woman. She called me and said she can try to come up with some money to exchange for her name not being reported in eviction. I told her if she can give me $1200, then we have a deal.

I heard it's hard for landlord to collect anything less than $5k, is that right? If that's is the case, I'd rather take some money now and cut my loss to a minimum. I'll still evict the couple, they are more shady than the mother. I don't think they'll leave any time soon.

If they don't leave during the time of waiting for hearing, and I want to sell the house, I want to offer to the couple that if I can sell the house at the time they're here, I can forgive all the money they owed me. Do you think tha'ts a good idea? I want to get them on my side. Anybody has similar experience?

    check out if side deals like that are legal under local law.
