I take the monthly rent and divide by 30 days. That is the daily rent. I always prorate the rent on move in because i want it due on the 1st. Most people are paid on the first and I need to keep it simple by having all my rents due on the same day. So I always prorate. But, if the person is moving in past the 20th, I prorate the first months and require the second months rent for movein. I am not letting someone move in on the 29th with only $20.
Of course there is also security deposit and if you require it - last months rent.
