Property Management Software

Is there any widely used, intuitive and low cost property management software out there. I've heard Rent Right does not have complete accounting. Tenant File is $350. Others are $500 and more. For less than 5 rental properties, it seems hardly worth it unless there is a program that is widely used by small investors. Anyone familiar with any such program or freeware or shareware that works? Jim

    why not quickbooks? it's about $240 at costco.

    also, diane kennedy has a good book called "easy accounting for real estate investors" that recommends quickbooks, shows how to account for most basic and creative real estate transaction, including rentals, and includes a sample chart of accounts.

    also check out http://www.thecreativeinvestor.com/Product172-Rent_Manager_XP___10_Unit_License.html. they have a pretty good sample chart of accounts, too.

    Many people use a combination of Excel and Access in the begining. It takes a bit more setup, but will work just fine, and you may have both programs on your computer right now! Then use quickbooks for your accounting software.

    You asked about property management software that is intuitive, and commented that one application does not support accounting very well.

    Quickbooks supports the accounting function but not the entire spectrum of property management functions. Also, it is not intuitive.

    Perhaps if you describe the functions you want your software to support, we can make better recommendations.
