Proper Etiquette For Dealing With Out Of State Agents

Hi,

I'm looking for investment properties out of state. I found an agent that has experience with finding investment opportunities. My question is, what do I do if I find a property but the seller will not work with agents. Do I have an obligation to the agent? The markets are moving so fast that if I find a good deal, I need to jump on it.

    Unless the seller has an agreement with an agent, or if you have an agreement with the agent (such as exclusive buyers agreement), then you are not obligated to use that agent.
    Certainly if the agent found the deal for you, or if it was a listed property, I would use the agent. However, assuming you have no agreemtn with the agent to represent you, then you are free to deal directly with the seller on FSBO properties
