Can you give context?
I would expect your lease to cover who is responsible for what. I know in ours we make the tenants take care of changing air filters monthly. In some cases, you can have them take care of any repairs less than "$x". This realy should be addressed from the start in the lease, though.
If you can give more details, perhaps I can get a better idea of what you need.

I have a brand new luxury home ready to be rented out soon and I ned to know what kind of Preventive Maintenance I can do. The house has new everything and I am managing it.
