Need Advise Please

I bought a bank owned property 6 months ago, and I have been having serious problems with settlement company (belt way title) they failed to record the deed on time, they did not pay the water bill, and I now want to turn the water on and the water company, will not turn it on because there is an outstanding water bill,and the title company did not create a water escrow, to top it off I was forced to use this title company because it was part of the requirements to purchase this property from the bank. my question is what are my options, can I sue the settlement company for the outstanding bill? who can I report them too, that will hold them accountable for this negligence because they have avoiding my calls and refuse to return my messages.

    In my Title Insurance commitment, on the exceptions page - there is always an exception for "Any lien provided by County Ordinance in favor of any city, town, vilage, or port authoirtyu, for unpaid service charges for services by any water systems, sewer systems, or gas systems serving ......"

    Read your title policy.

    sometimes if I remember and I have a pretty low life seller, I will specifically ask the title company to check with the water company and the code enforcement agency.

    thanks for your response, I do not want them to pay my bill I want them to pay the bill that was due before I bought the house , the only reason I said that ,is because the bank that I bought the property from compelled me to close with this company , so they must have some kind of relationship, and so they need to get the money from the bank, I just do not want to pay for something I am not responsible for, and they should have done a lein search and made sure the water bill was paid before closing any way.

    Check your title insurance. If it is a know exception to your policy, they are basically saying that we are not responsible for liens due to water consumption. This is not uncommon in FL. I have had it happen to me once and my title company did offer to pay it. It was a small amount and we had a long term relationship. But they are not required to pay it and they are not required have the lien satisfied as a requirement of closing - that is why it is an exception.

    thank you for your response, but is there any body that one can file a complaint aganist a title company too?
