Need Advice ~ What To Buy

Just getting into the investing of real estate. I am perplexed as to what route I shoud take. I plan to buy and hold, but unsure if I should be single family and rent or buy multi units. Any input?

    I would get a contract with a good weasal clause before I saw the property. I would never close without seeing the property.

    Just my opinion.
