Need Advice On Security Deposit In TX...

This is my first post and first investment property.
I am going to be renting out my current home and need to move in the duplex, because I bought it as a owner occupant. Both side of the duplex are currently rented and one side is month to month. I am going to give the month to month tenants notice to be out by Jan 1.
The problem is they never filled out a walk through inspection sheet and they have done some definite damage to the property after being there for three years. How can I justify the repairs costs without the inspection and without knowing the original condition of the property first?? Do I have any legal grounds to stand on in TX?

    what does the contract cover? Any security deposits? Did you do a walkthrough with the previous owner prior to close? Did you mention your concern with the previous owner? I need more information.

    I am getting the security deposits from the owner at closing. I did a walkthrough inspection with the seller and made note of all the damages. The damages are obviously from the tenant. There is chewed up trim and severely scratched doors from their dog, Slight water damage from their leaky washing machine, some missing cabinet panels in front of the sink. The bathroom tub and sink haven't been cleaned in about 3 years and have severe mildew and stains. I am pretty sure they won't come out. Just trying to anticipate what I am about to go through.

    So, since you have not closed and you did a walk through with the current owner, have the seller document the damages that he sees at this time compared to the condition at move in. Have him add notes of conditions that are same as conditions at move in. He should sign and date that document as so should you at closing. OR He should do another walkthru and send tenant a letter of what damages he would charge for if she were moving today.

    That's a great idea. I actually have pictures of most of the damages so my document will be very clear. I'll get that set up and to her tomorrow. Thanks
