Most Professional Way To Present A 3 Day Notice To Pay Or Quit

I have not posted on the website in some time now. All my rentals have been running flawless with some minor repairs. I need some advice. If I do not receive a rent check tomorrow (7/29/06) from a tenant which is past due 3 days now, I need to present a 3 day notice to pay or quit. She told me that they were going to have the check yesterday afternoon. No phone call yet. I have also called her a couple of times recently. Matter of fact, I am going to go call her right now. These tenants have paid the last two times at 6 months cash. What is the best way to present a 3 day notice in California in a professional and legal manner? Thank you in advance for any advice.

    Thank you for the reply. I agree with you. I have actually given them four extra days now. I wanted to post a three day notice to show them that I mean business. They do pay me 6 months cash at a time. They called me earlier today and I am suppose to go over there right now and pick up the money. I will let you know what happens. Thanks again.
