When you are screening tenants, what is the minimum credit score for
1. section 8 tenant
2. regular tenant
Also, do you do criminal and past evictions check for a potential tenants? If yes which online service do you use.

If I were you I wouldn't rely soley on the FICO score..it has many flaws. I would in turn look at the complete report and let the person explain any negs on their report.
I don't worry as much about FICO as I do"
-recent payment history
-judgements (and delinquent payments)
-Evictions and judgements from previous apartments.
I do criminal background checks through a local organization and do not know which service they use.
I don't allow anyone with:
-Assault/Battery charges
-Robery
-murder
-Drug use or distribution charges
-Sex offenders
-Anything else that raises an eyebrow
