Just set-up a laundry room with coin-op appliances in my quad. Based on the experience out there, what should be included on the rules list I'll be asking the tenants to sign?
--Please remove finished laundry promptly.
--Clean lint trap after each use.
--Make sure laundry room door is fully closed and locked each time you exit.
--Please report mechanical malfunctions to: _____________
We put 15-minute spring wound timers on all our lights. We also put a small garbage can in there for lint, etc. We also post the price for washing and drying and the times of each. That way they will know when to come and move their clothes. We also have an automatic door closer (a heavy duty commercial type) and a self-locking door. Don't assume they will care if your laundry room is taken care of and secure. We also have a rent drop box in our laundry room. Tenants are instructed to NEVER leave cash in it and it is only to be used to pay rent. This way, their rent is due by 5pm on a certain date. If it is 5:15, it's late. This makes for very easy management. I don't have to disrupt the tenants to collect rent, and they don't have to disturb mine.
