Is Mildew Or Mold My Problem Or The Tenant?

Greetings All,



I bought a house about 6 months ago that has carpet in the bathroom. I rented the house right away. I did a safety inspection about two weeks ago and noticed that that the bathroom carpet looked like it had some mold on it. It also smelled like mildew. Is this a problem for me being a landlord for liability or is this the problem of the tenant? Thanks in advance

    Look for the cause of the M. It might just be oversplash from the tub/shower, but it could be more than that. check the shower stall for any cracks in the grout, knock on the tiles and see if they are loose, etc. I would pull up the carpet and leave the floor bare for awhile while keeping an eye on it to see if the floor stays dry.

    If you are looking for opinions, I have two.

    - Investing for cash flow is a (to a certain point) known quantity. Banking on price appreciation is a gamble.

    - Finding good loan terms on a SFR held under a LLC is next to impossible. You need a conforming mortgage, and a LLC does not qualify as far as I know.

    If you can get a mortgage on a non owner occupied rental property amortorized at 30 years with no seasoning and good terms the please let me know where that is. All of the banks I have dealt with will only do 20years.
