Insuring Multiple Properties

What is the best way to insure multiple properties? Currently I have indivividual fire policies and am in the process of getting an umbrella policy to cover the all these properties.

I have also been told to get a commercial package policy that covers all these properties, but these policies are Actual Cash Value rather than Replacement Value policies which means there is depreciation on all payouts.

What is the best and most cost effective way to get these properties insured? Anyone know of any company that provides these type of insurance products? How do you insure multiple properties in different state?

Thanks.

JS.

I have only been pitched blanket liability policies. I would like to hear your experience on blanket for all coverage.

I am pretty sure it will be next to impossible to insure across state
