How do your tenants contact you for information and problems? Do you give a cell number or have an answering service?

    good point josh, i was hesitant to make this topic since it seems like an interrogation but i thought some might take it as a chance to highlight their accomplishments. maybe i should have spread it across a few posts instead of one. If it is too invasive, a few replies to some of the questions would be great too.

    basically, i was wondering if this could grow to something that could realistically provide my sole source of income. if so, what types of tennants, economic locations, and property would most likely lead to that goal.

    for instance, is your successful formula single family homes in college towns renting to college students? maybe your niche is SFH in nicer areas. multi-family homes in the poor areas of town? maybe you found after years of experience sec8 is the way to win. I can type endless combinations but I think the questions I posted above directly lead to the crux.
