How Do I Find Comps?

I want to invest in single family homes as rentals in the Apopka, FL area. (Not a vacation rental.) How do I find out the going rent for particular style homes? I've used the on-line newspaper, www.Apartments.com, etc. and can only find "vacation" rentals.

    You could possibly call some of the area Property management companies and ask what rent that they get for a house of comparable size and location. I am not sure what your plans are regarding the management of the property, but you might want to consider having them manage it as well.

    I'd suggest you call some local realtors posing as a renter. Describe the properties you have in mind when you tell them your requirements. That will give you the closest real world comps in my experience.

    try to see if www.craigslist.com covers the area.

    Also, there are vacation specific reant websites. A friend worked for one. Kinda a vacation rental/barter site. Don't remember the domain.
