Help Wanted: Markets For Good Multi-Unit Payout

I'm a buy and hold kind of guy, so want decent cash-on-cash return. Know I can eventually find a deal anywhere, but I'm wondering if anyone has suggestions on markets where the numbers are currently working out more frequently for multi-unit properties?

I have 2 four plexes in Sacramento that have shot up in value. They are giving me good cash flow. I'm ready to sell if I can move my equity into multi four plexes or even larger buidlings in an area where vacancy rates are low and prices allow for OK cash-on-cash returns. Such properties are almost non-existant anymore in Sacramento.

Any suggestions?
