Engine In Yard

A teanant let a boyfriend move in with her & he has been working on cars in the yard. He has an engine seating in the yard & a transmission. It looks like a junk yard. I have told the girl friend the engine & parts need to be out of there. She said she told her boyfriend he needs to get it up. But nothing has happen. His name is not on the lease & I think he has dumper this girl. Can I call a junkyard to came & get parts. Has anyone had an issue like this before & what did you do about it?

    Do you have anything in the lease regarding keeping the yard free of junk? I also have a clause in my lease about not working on cars in the yard.

    Hopefully you have something in the lease on this - if so, send a notice indicating tenant is in violation in the lease and what she needs to do to correct the problem (remove junk). Hopefully that will prompt her to move it out of there and any issues with it will be her problem not yours.

    I would be concerned about going to the city. Frequently they issue the citation to the home owner.

    thanks john,l wasnt aware of the due on clause, good heads up!!Would you recommend setting up 4 LLCs for my personal houses and one LLC for the other 4 houses jointly owned??

    you really need to talk to a good atty and CPA, esp.with the LLC having a single member and thus being treated as a disregard entry.

    You might want to look at the pro/con of a lot of liability insurance.
