Easement For Parking
I just bought my first 3 family house in Provience RI the house has no parking and you can not park in the street over night.
All of my tenants rent space to park there cars in a lot across the street for $40 a month each.( 3 cars at the moment)
The back lot of the house has enough room for 6 parking spots, I do not have have enough frontage to access the back on my property. The neighbor next door has a driveway that can access my back lot.
I want to approach the neighbor and ask if he would be willing to let his driveway become an easement so I have access to the back lot . This will do 2 things for me increase the value of my house and increase the rent potential .
My questions are what is fair to offer the neighbor to do this $500, $5000 ? Has any body else had any experience doing something similar ? What is the process of creating an easement?
That is an interesting question. Are you thinking of adding on to his driveway to access your backyard?
