Door Wont Close, But What About Your Rent?

I have a tenant that has not paid rent this month. She told me she was moving because of issues with another tenant in the same apartment building.

I did a month to month lease with her. She called code enforcement about issues with the apartment. I have taken care of 2 of the 4 issues she complained about. She also looked at the apartment twice before she signed the lease. She stated she has someone that could repair some of the minor issues and she really needed to move because of the area she was living in. The main issue Code enforcement kept call me about was getting plate covers over a few electrical outlets, well she called an Electrican out and got a repair quote without me knowing. So I call a guy that does electrical work and had him scheduled to do the work. She told me not to worry about the electrical because she was moving because of the other tenant. Code enforcement called me to see if I had done any electrical repairs. I said no because she is moving and I have started the eviction process, The sheriff placed note on her door. When code enforcement came out the next day, the officer told me the door would not shut and I needed to get someone over there to repair the door. Do I need to repair the door she has not paid rent and she claims she will respond to the depository with the Magistra Court

What can I do? I know this is long

    It is always best to make all necessary repairs, even if someone is moving out. Think of it this way, if she sticks her finger into the open electrical box and gets shocked or some one takes something because the door is unable to close, then there could be legal recourse against you. Cover your self!
