Not sure if you guys have them around your but Sears has outlet stores. There is one about 1hr from where I live but it is basically appliance HEAVEN!! Hundreds of washers/dryers/ranges/fridges. They usually have a few dozen of the coin op units for the same price as a regular one.

I own apartments and a laundromat and I have found the best way to find used coin op machines is to check your local laundromat equipment store. Usually you can find them in the yellow pages and they are the ones laundromat owners sell their used stuff to when they upgrade. I have found that the dryers are usually gas and most of the time when they are pulled out they are beyond rebuilding, but sometimes you can get lucky.
I see what other places are renting for and base my rent on that. If they are a good tenant, show them your analysis and maybe tell them you will give them a price less than the going rate. Maybe $25 or so...that way when you raise it $50, but explain they are getting it at less than with someone else, they feel grateful.
No experience, but I bet you could just pressure wash it. I believe that style of roof is very difficult to walk on, it takes a light foot and knowing where to step.[ Edited by Waylon on Date 01/18/2006 ]

What are your opinions on coin-op machines in single family rentals where the tenant pays the water bill?
Is the intent of the machine to offset the water bill or provide a washer/dryer that pays for itself?
