Chronic Late Rent Payer
I have a Tenant who pays their bi - weekly and their still late every month. We do charge 5% late fees, and we do receive the rent, but its late every month. Would you evict or keep this tenant , and how would you deal with their lateness ?

5% is too low, increase the amount and then hope they pay late every time.

Had the same problem. Tenant got pd on the 5th, and was always late. We just changed the lease so pmts due on 5th, late 10th.
