Cape Coral Newbie Tips

I purchased a new home in Cape Coral, FL and live on the west coast. I was thinking of advertising and just managing the property myself since the repairs would be minimal. But after reading here about poor renters, I am losing heart. Does it sound crazy to manage this myself?





Anyone have any property managers in Cape Coral they could recommend?





I have to hold this property for a year (the Sandoval development) and if any pros out there have some observations about the trend of the housing market I would love to hear it. In San Diego where I live, the market is definitely cooling, and I know several people who have backed out of deals because of the concern of dropping prices.

    It should not be a problem for you to manage a single family property. Give it a shot, if it gets to be too much then seek a PM.

    Thanks for the encouragement. I think my only fear is having to start eviction procedings on a poor tenant. Has anyone in Florida had experiences doing that themselves from a distance?

    Or are there firms that will help you with the eviction process if it comes to that?

    One way you could look at it is the fact that essentially the risk of pet damages is a marketing fee. Instead of throwing another ad in the newspaper for a tenant, you may work half as hard to find a tenant by allowing pets, but the money you save will be spent on pet clean-up.
