Best Way To Find Renters For $2000/mo Property?

pampammer profile photo

Hi,

I have a luxury townhome with rent near $2000/mo . If I wanted to look for renters myself, what is the best way to go besides newspaper ads?

how do I find people who actively will look for renters for me rather than just list the property on MLS and wait ....

Is there a very popular website that people love and I do not know about?

I need ideas ... thanks. Pam

I recently heard Jeffrey Taylor speak at a convention. He has a site call Mr. landlord. ONe of the things that he mentions is to select your tennants not just use the shotgun (newspaper) approach. WHere have you got your tenants from before? if they are from a certain business in your area go to that business and offer to donate $100 to them or hte charity of their choice if you rent to one of their employees etc.
This guy was truly fascinating to hear him speak and took a lot of the work out of the landlording business.

I've had great success using MLS for high end rentals. I've rented up to $3500/mo. properties to executives just moving their business here from London, to rap singers, to physicians, to grocery store chain V.P., to retired professional football players.
MLS has worked great for me!

    Pampammer,

My best advice would be to contact the following:

    Colleges and Universities
    Major Employers
    Hospitals

You will want to speak with the human resources manager or the manager of their relocation department.

You are looking for professionals. Keep in mind that many are not long-term renters and many just need a home temporally.

I normally only get them for about 6 months and then start the process all over again.

The best way to rent to high end tennants is speak with a company that does corporate rentals. There alot of companies out there that use placement companies for there corporate people. If you place can command top dollar dont skimp on getting some one in there. just mho..
