I'm still in the process of setting up the best program/system and will be watching this thread in the hopes of zeroing in on something that will work for me. The time is near.
I have it, it's a nice piece of software for a reasonable price. I like that fact that you can import photos of tenants/units/properties. And they will also customize the software for you if you need extra functionality.

since my last post I have purchased the LandLord Report. In my opinion I find it to be 'JUST OK'. It does have a lot of pre-typed forms as well (more than you'll ever need) however it has some bugs Im not happy with. Its great for tracking the tenants and properties however the Whole finance side of it gets 1 star [ * ]. This includes the way monthly fees are logged.
Unfortunately I havent tried other software programs however from what I have seen I think this may still be a good bang for buck. Just use another structure for monitoring finance.
The only downside is that you need to be fairly computer literate to set it up (or any high school kid can do it for you in about 30 minutes)
I think I'm going to use it (If I get into rentals) since my day job is computer programming and all the source code is provided so I can customize this as needed. Pretty good deal... especially since it's free.

I do have to confess that I have not yet purchased this however the trial seems to be really nice.
