Advice On Utilities Needed

I am in the process of closing on a rental property that has an oil burning furnace and am wondering what is the best way to handle this.

Should i fill the tank up prior to renting and have the tennent liable to have the tank refilled when necessary and prior to moving out . With the rising cost of oil I would think this is the better way to handle this rather than to increase the rent and give them free heating. Since the house is vacant now I don't know what the monthly heating cost would be.

Any advice on this matter would be appreciated.

    Fill the tank. Then collect a non-refundable deposit at the present price to refill the tank when empty. Put in your lease agreement that tenant is responsible for all utilities.
