Sheriff’s Deed Title Insurance

i’ll make it quick,
i bought a lot at sheriffs auction 3 years ago, and got a sheriffs deed at the time I got it so just recently I hired an attorney to clear up some dispute since I had it under contract to sell, so he figured to get a title insurance policy would do it and when he contacted the title company they said that they don’t issue policy on tax foreclosures , etc sheriffs deeds and similar tax related deeds, it does not sound legit to me beacuse I see a lot of people by tax properties and get loan on them and resell, if what this lawyers says is correct then no one can get loans on such properties since banks would not issue loans without the title policy??? Does anyone know of title companies that would issue policies for the situation above?

    Maybe I am not familiar with the terms “quieted title or have proof of service” do you mean proof of an attorney service?
    Anyway the lot is paid for it is a lot and I paid it all in cash 3 years ago, but when I got it under contract to sell that’s when the buyers attorney found a problem with the deed which in return when my attorney looked at it he found that there is no problem”when the county conveyed it to me even though the deed book says that the county conveyed half interest of the property to me and the other half belong to the city and according to his findings the city does not owe anything its just a error dates back to the mid 40’s?
