Property Analysis Software

Was wondering what others thought was the best software to use for Real Estate Property Analysis. Have seen alot of different one's. From cheap to pricey. Have downloaded some free trials. Not very impressed. Need beginner stuff with explanations of terms. Any free software out there for beginner's that anyone has seen? Want the ability to get an idea and see possible cash flow before I purchase my first rental property. Thanks in advance. BTW- This website is awesome and everyone has been great!!

    In addition to using Excel, OpenOffice works the same, opens and saves Microsoft documents, and costs nothing. See http://www.openoffice.org for details.

    The Open Office spreadsheet is very good and is practically undistinguishable from Excel.

    Learn to use one of these-- I live and die on Excel spreadsheets.

    I agree. My wife makes fun of me, because I have an excel spreadsheet for anything and everything...

    I suppose if someone had enough time they could figure out the meaning of life via an excel spreadsheet...

    Try experimenting with the If function. Say you have a certain rate of return you wish to achieve, say 20%.

    IF(A1>0.2,"BUY","DO NOT BUY"wink
