Hello Folks!

Can anyone recommend a good mortgage servicing company for the North Jersey property?

I have just purchased a Note and the Mortgage for the property in foreclosure (cents on the dollar!) and currently need to find a servicing company that will take care a monthly billing, escrow accounts and end of year statements for me. This property is a multifamily dwelling.

Any suggestions?

    Congrats. Perhaps the title company that did your prepurchase title investigation can recommend a loan servicer.

    Can I bounce some questions off you about subject-to in NJ? I am wondering, since we don't use title companies to close - where did you get the proper paperwork for doing subject-to deals?

    What do you use for getting the deed in your name, etc?

    Matty,

    This wasn’t a subject-to deal. I came across a preforeclosure property that had some equity in it and plenty of county liens attached to it. I did my research and simply negotiated with the bank to discount the mortgage to a 60 % from what was owned at that time. This way even after the county gets their money I am still getting great deal with at least $60,000 equity in it and $2,400 of positive cash flow every month (this is a 6 family dwelling).

    Also try Equity Managment of Midpines, CA. I use them for some of my loans here in Michigan. Do a google serach for their website.
