Looking For Investment To Build Luxury Condos In Eastern Europe

Hi, my partners and I are looking into building high condo rises in Eastern Europe. We know the language and the country well, we have all the contact necessary, builders, lawyers, architect, civil engineers, and good sources for prime land in class A locations. The towers will have between 6 and 15 stories high, luxurious. There is enough market to build for the next 20 years and the country is sheduled to enter the EU imminently. Time is of the essence because land is skyrocketing at the moment but still behind western european prices.

We are looking to raise between 1 and 2 million dollars and are pretty flexible in the setup.

    Most notes are worded so that there is a late fee for late payments. The grace period is usually around 15 days for most notes. If you have such wording, are you enforcing late fees? You can also file a Notice Of Default. Your note should require additional payment from the borrower to cover the cost of the default notice. If you are concerned about doing this without warning, you might speak with the borrower, firmly indicating your resolve to receive timely payments and what you will do if there is continuing non-compliance.
