Investors - How To Write Joint Venture Contract

I would like to attract private investors in some of the rehab projects. But I don't want to do it the wrong way. What are investors looking for when they hand over anywhere from 10-100k? Do they want the loan secured by second mortgage? What is the best way to ease their apprehension on a project? I want to make sure I ease their mind that this is a safe investment secured by Real Estate. If anyone has a sample newspaper ad then that would help too? Thanks. :coolgrin:
