I need to find a lender that will do the follow mortgage:
90%+ cash out refinance
non-owner occupied
no seasoning requirement

I buy properties deep discounted and then rehab and sell to end investors as rental properties. I'm trying to create a zero down deal for the end investor.
I close each property into a land trust with myself being the beneficiary. What I'm trying to accomplish is be able to give the end investor 10% equity in the property with using a 90% refinance cash out with no seasoning requirement. I put the end investor on as beneficary and allow him to refinance which would cash me out of the deal. The end result is creating a zero down deal for the end investor. Any ideas would be great.
