Have The Financial Backing Now What To Do???

I am currently in a scientific field and am looking to start my endevour of investing in real estate. My situation is as follows:

I am 31 with a professional job and was banged up financially by an ex. She destroyed my credit and put me into some debt which is in the process of being paid off.

I am currently seriously involved with a lady I will most likely spend the rest of my life with. She owns a successful, private buisness that pays here quite well. She owns several houses and just purchased her first investment (condo). She has about 150k in cash just sitting there and told me that if I find good investments that she would fund some of it.

I've been researching for about 1.5 months and realize there is tons to learn. I am going to the CRI convention with her, but only for the sat speakers. I really want to push forward with this, but am kind of unclear where would be my entry point (flipping, lease-options, foreclosures etc). For now I would like to make some money sooner rather than buying something and getting something out of it 3 yrs later.

I live in NJ and would like to know if it were adventageous to obtain a realtors license or a mortgage brokers license etc. Do any of these professinal titles inhibit my ability to make creative investments?

Any feedback on narrowing some possible avenues down would be greatly appreciated. Thank you.

PS Since she owns a somewhat significant company I have access to tax accountants, real estate attorneys as well as a broker she uses.

    A good entry in investing is flipping properties if you have the cash which it sounds like you do. Buy low, sell high.

    When you say she has a broker, what does she use the broker for?
