When I got started I used the SBA, they will help you with everything, Health Insurance, Financing, Advertising, ect

Make sure you don't tell them that you want money for the business called creative real estate investor. First because creative means you do not ask the money form the bank but you rather use the motivated seller as a bank and second, you are not qualify to be n the business to the point SBA would risk someone else's money on your probable mistakes. Most natiional banks will automatically send your request for financing to the SBA if you can't get traditional financing. You would have to contact your local branch and ask them questions
