Cash Poor? Need Advice

March this year would be 1 year I'm in the investment business. I have purchased three properties so far that took up all most of my cash, and I currently have one vacant. I have very little time to find deals because I work full time, but I could come up with about $15,.000 cash if I need to. My question is what areas are worth pursuing to put some cash in the bank withouth having to purchase the property. Any advice or comment is appreciated. surprised

    A good way to make a little extra cash is brokering the notes that you find. What do I mean? Find a note deal and get the note information like you allways do. And refer this deal to another investor who will buy it. Charge a fee for your service. Of course, you will need legal forms for this kind of transaction. I can make it easy for you! go to Note Network .com website and click on free listing services. list your note on this website and a investor will get back with you very soon to give you a quote on how much he want to invest. I can send you some legal papers to make sure that you get paid for your services if you want me to. This can put about $5000.00 on each note deal in your pocket. Of course I'll have to charge you $300 for my legal transaction papers because they are not free.     I agree that brokering notes or lease/options are a couple of ways to make some extra cash.

    Two questions... Do you have a reserve fund set up for the units you already have? If not you might want to consider doing that with the money. Just a way to protect the investment you already have.

    Second, if you are time short I am not sure that note brokering or lease/options are going to help that much. It almost sounds like you can find the money easier then you can find the time. If that is the case then consider partnering with a birddog who has the opposite problem.
