Canadian Notes

Some advice needed from experience note sellers in Canada. Has anyone ever sold a note in Canada with the basic characteristics of the following. I don't really want to create thisw if I can't sell it fast. 3 unit all 2 bdrms 2 story 2 1/2 car garage Appraised @ 45,000 Sold for 35k Buyer put 3k down Note is for 32,000 8% amort 25 years Balloon in 5 Since the note isn't created yet, I can change a few things around to make it more attractive. Thoughts?
