I'm assuming that this is a MH that still has a DMV title and has not been recorded as real property. If so, a simple bill of sale form and a lien/security agreement should work just fine.

If you know anybody at a local used "buy here, pay here" car lot, they should have what you are looking for and it would be valid in your state. Of course, how well you know them will determine whether they give you one, sell you one or kick you out the door.

Thanks Rodger. They have the forms on this site I believe. Will purchase them there. Do I need to record the lein somewhere or does that happen at the DMV when I transfer title. JIm

A car dealer or mobile home dealer in your area would be the best to direct you on how it is actually done there.

As far as the lien goes, it should be handled thru the DMV. You, as the lienholder, will have the title mailed to you. It will be in the buyer's name, but you as lienholder. When they payoff the lien, you must sign over their title to them.

At the tag agency they can give or sell you a so called "lien package", you fill out the forms, and then return to the tag agency.
