What Are Some Ways Of Investing In MH's???

I am looking at diversifying my investing and it looks as though one can get into MH's very cheaply, relatively speaking.

So, do people buy MH's and rent them?
Buy run down one's and flip?
Buy a whole park and then what?

I am very intrigued by this vehicle (pun intended) and any input is greatly appreciated (pun also intended) LOL

    Try the article written by Samw, he covers a lot of what you would need to get started. Also I would suggest reading Earnest Tew, and Lonnie Scruggs books they cover a lot of what you can do wiuth Mobiles.

    DON'T TRY TO DO THE DEAL. Don't "negotiate" don't "structure". Not at first. Call the guy up and have a conversation. Talk about anything other than the deal. The first rule of negotiation is: don't negotiate until you know who they are and what they want.

    (I give this advice all the time, nobody ever listens to me.)

    After you have had the conversation then you go away and you think. Maybe you do this two or three times before you get around to negotiating.

    Then when you come to TCI and ask for our help regarding how to negotiate/pitch/structure the deal you will have data to work with and not be asking us to read the mind of some stranger who we don't know even as well as you do. The essence of a win-win transaction is that you have to know what the other side would call winning. Then you figure out how to give them what they need in order to "win" and figure out how to get what you would need to "win". If you could do that without talking to the other side you could open a psychic hot line and get rich and not worry about owning real estate.
