Maybe in California, but there are still good solid deals out there. TIC is especially good for 1031 exchanges.

Depending on if the TIC is structured as Real Estate or a Security has an impact on the liquidity/exit strategy. A secuity TIC is presented in a Private Placement memorandum while a real estate TIC looks more like an real estate investment summary.
Ask the sponsor directly about the exit strategy, the abilty to market the property, exit fees and other obligations as a seller. Some are easier than others.
All that said - it is a viable alternative to a 1031 exchange based on the sponsor and the deal itself. Always do your due diligence.
