Small (2-5 Unit) Multi-family Deals - Is It Worth It?

Do you guys who own these sort of small multi-family properties (often single famiy residence to apartment conversions) find that they are profitable?

With deals of this size it seems that the margins are so small that you would not be able to readily afford a property manager that charges 10% of gross or similar, so you'd end up doing all the work yourself.

I've had lots of people approach me over the years with these sorts of deals, but I've never gone in on one becuase it seemed like it would be too much work for too little money. What has been your experience?
