I am new to the area and trying to invest in the baltimore, dc, and northern virginia areas, does anyone now how I can find good deals

    Get some education, a "Good Deal" is in the eye of the beholder.

    I picked these areas because I reside around these areas. Where would you find motivated sellers for residental and commerical real estate

    A single $21000 return on a $70000 investment would be a great deal (in a one or so year period). If the $70K buys into more than one home, returning even more, all the better. Of course you have to factor in risk when deciding, and there are many aspects that I would look at before putting money into the deal.

    Is this in the DC Metro area, where you can keep your eye on it?

    If I was going to invest in this, I would be interested in:
    --Capital required
    --Timeframe--how long will my money be tied up
    --Return on investment
    --Is the investment secured by real estate and if so, at what LTV
    --Type and location of property
    --Pedigree of the developer (experience, etc.)
    --Status of the development (permitting, other building in progress)
    --What YOUR contribution to the deal is.
