Multiple Properties & Ice Removal In Winter?

Anyone here manage multiple properties? I'm just wondering, what different systems do you have in place for winter weather conditions as far as snow, ice removal, especially on outdoor staircases, etc. Do you worry about lawsuits, etc? Your response is greatly appreciated.

    For Ice on stairs for multi's I normally just buy a bag of salt and have a tenant do it for me. For snow removal I use a service. It's just like grass cutting, a cost you have to figure into normal maintaince.

    You may want to provide a bucket filled with ice melt, a couple of extra bags, and ask a tenant to refill the bucket when empty.

    Keep in mind, many tenants will throw ice melt on 2 feet of snow rather than shoveling.

    I'd get a tenant to shovel the walks and stairs for you.
