How To Structure Multi-Unit For Cash @ Closing

Could anyone share their experiences. I have read a few ideas, but not sure of the details. They have including double closing with a friend/ partner or assigning the contract to myself. I understand the concept, but not how it would look on a contract. What about asking for a large repair allowance? Thanks,

    Also look in to developers that offer optional leasebacks. One in paticular i have invested with offers a 24 month leaseback and on preconstruction 12 month leasebacks.

    Is there a % percent maximum of sales price that lenders would allow for a repair allowance to be paid to buyer at closing? I understand people recommend if you need to buy a property that needs repairs/improvements, add it to closing. Say for example, a $500K apartment and you need $75K back at closing?
