How Do I Find A Multi Family Motivated Seller?

I'm new to this site and also new to RE Investing, and my question to you experts is, how do I find and locate a motivated seller or a any seller for that matter that is willing to sell his apartment complex with flexible terms?

I am by no means an "expert" on this but I would start with two things to name a few.
1) Try aging or seasoning your ads. If you see an ad for a multi for sale, hang on to it for a few weeks and make your offer. It it is still available when you call, maybe the owner may be more anxious to sell considering its been a few weeks.
2) Make your offer right away. If it is rejected, try again by re-submitting your offer every week or so. Sometimes persistance is the key.
You could also make your offer with a first right of refusal stating that if he gets any other offers on the property, he has to give you a chance to match it. I am going to try this on a 7 unit I found. Good luck!
