Has Anyone Bought Robert J Abalos "Develop Small Apartment" Course?

    I must admit that I have defended Mr. Abalos in the past.

    Well, The egg is on my face. Do not give this guy one cent.

    I signed up for his seminar in Los Angeles for June 4th & 5th.

    He never showed up & the Hotel has never received confirmation from him to have a seminar there.

    Has anyone heard about a class action suit filed against Mr. Abalos? Please let me know if you have. I have a lawyer investigating this for me.

    I was also told I could get a refund when he cancelled the seminar, but he now ignores all my emails. Please post a reply, if you would rather have my email address then post and I will give it to you on this board.

    Are the homes park owned? I would not pay anything over 200k. Also, be careful with well water as it needs to be tested monthly by state which can cost quite a bit of money. Is it paved with street lights? As for the septics, they can also be costly even if its only one home per tank, they should be cleaned or pumped once a year. Good Luck.

    Hey Sly,
    I think I looked at that property as well, but was afraid of the time it would take to manage. We do some rehabbing and own 1 doublewide that we rent. Biggest problem with the doublewide is plumbing is ABS (gray. flexible pipe) was starting to fail. We are currently repiping the whole thing, it is an 88 model. Best advice - consider putting in some shutoff valves at the very least.
    Also, when those renters move out, call us at Professional Carpet Care, we are in the book!

    Sorry for the late reply - out of town for a couple of days. The piping is in the one that I have, I did not check out the MH park that well.
    The reason I decided not to buy is that I purchased a house to flip and did not want to tie up more $$$ right now. I would like to have a very small park, no more than 5 units, but with the carpet business, flipping the occasional house, and a full time job, I think I would be stretched a bit too thin for a larger park. Keep me in mind if you hear of any houses in the area to flip that you are not interested in.

    I am selling a couple of fourplexes to fund additional real estate investments. I believe that I can make more money by buying and selling in the short term than by buying and holding. The funds from these sales will allow me to have a better cash flow so that I can purchase properties more easily and directly from distressed owners.

    We have a franchise in Idaho Falls and next year we are building and running another in Pocatello. I would say to look at Pocatello over Idaho Falls. I you really want to see a place about to blow up, look at Mt. Green, Ut.
