Gutting 7 Story Office Building And Converting To Apartments...

Hey everyone,

There is a very prominent building in the very center of town, which has become vacant and a little run down. Does anyone know an around about estimate of how much it would cost to gut the building and replace every thing from the ground up. The building is 7 stories and 37000 square feet. This is in a college town and would make the absolute perfect student housing complex as it is on the street all the student bars are on. Thanks

    It sounds like a project with a lot of potential, but estimating the cost is impossible with so little information- it would be difficult enough for a contractor familiar with local labor costs and material prices, who had a blueprint of what you wanted to do and could inspect the existing structure-

    You want a ballpark estimate with enough Kentucky windage to cover your ass but not so much as to make the deal dead on arrival.

    My guess? Somewhere between $50 and $100 per foot. Depends mostly on where you are and how co-operative your municipality will be.
